Published in October 2022, the report reveals that Portugal’s resort real estate market witnessed a 20% increase in the number of sales in the first half of 2022 when compared to the second half of 2021. The report also shows that, in the Algarve, prices of homes in resorts had a year-on-year rise of 21% in the second quarter of 2022.

Whilst the Algarve has always been a favourite with British and other European property buyers, the market is witnessing increasing demand from a diversity of other nationalities, namely from US investors. Ombria Resort, the luxury sustainable resort in the Algarve, confirms that over 40% of sales in Oriole Village – its latest phase of residential homes – are from residents in the USA.

João Richard Costa, Director of Sales & Marketing at Ombria Resort, says: “Real estate has always been a safe haven for investors, and, with global economic uncertainty, we are seeing increasing sales enquiries from US residents looking to diversify their investment portfolio. Serviced properties within sustainable resort communities with private gardens, pools and access to 5-star facilities and services attract particularly high interest as these properties usually have great rental yield and capital appreciation potential.

“Owners will be able to use their property either as permanent residence or as a holiday home. The fact that these homes are eligible for the Golden Visa program and owners can benefit from the Non-Habitual Resident tax regime is also a huge benefit that draws in savvy real estate investors.”

Oriole Village properties will be located next to a 5-star hotel, the first one managed by US-based Viceroy Hotels & Resorts in southern Europe, planned to open in Autumn 2023, within a pleasant resort environment and views to Ombria’s 18-hole golf course which is meticulously maintained.

To ensure Ombria Resort’s commitment to sustainability is reflected in Oriole Village’s design, the team partnered with Portuguese award-winning Promontorio architects. The practice incorporated bioclimatic architecture, geothermal energy in some villas and focused on low building density to perfectly integrate the properties into its natural environment.

Ombria Resort is situated in a tranquil countryside setting, 2km from one of the Algarve’s largest Nature Reserves and 7km north of the town of Loulé, with Faro airport and the beaches a mere 25-minute drive away.
