“The median value of bank valuation was €1,236 euros in September, €15 more than that observed in the previous month. In year-on-year terms, the rate of change was 9.6 percent (8.2 percent in August)”, stated the INE.

Between August and September, the biggest increase was again registered in the Autonomous Region of Madeira (1.8 percent), with the Autonomous Region of the Azores having the only decrease (-0.9 percent). Comparing with the same period last year, the average value of houses grew 9.6 percent.

In September, the median bank valuation value of apartments stood at €1,369 per square metre, an increase of 11 percent compared to September 2020. Compared to August, the valuation value of apartments rose 1 percent, with the North region presented the highest increase (1.9 percent), with the other regions showing less significant increases.

As for houses, the median value of the bank valuation of houses stood at €998 per square metre in September, an increase of 4.5 percent compared to the same month of the previous year. Compared to August, the value of houses increased by 1.1 percent, with the Lisbon Metropolitan Area showing the most significant growth (2.4 percent), while the Autonomous Region of the Azores had the only decrease (-1.5 percent).

In regional terms, “the Algarve, the Lisbon Metropolitan Area, the Alentejo Litoral, the Autonomous Region of Madeira and the Porto Metropolitan Area had assessment values ​​above the country's median (34 percent, 33 percent, 4 percent, 3 percent and 1 percent respectively)”, adds the INE, adding that, on the other hand, Alto Tâmega was the region of the country that presented the lowest median bank valuation index in relation to the median of the country.
