“In October 2021, the median value of the bank valuation, carried out within the scope of credit applications for the purchase of housing, stood at €1,251 per square metre (euro/m2), having increased by 1.2% compared to September (1,236 euros/m2)”, states the INE.

According to INE, in October 28,009 bank valuations were considered, 13.7% more than in the same month of the previous year, with 17,741 for apartments and 10,268 for houses.

By region, the biggest increases compared to the previous month were registered in the Autonomous Region of Madeira and in the North (1.5%), with the Autonomous Region of the Azores having the only decrease (-1.7%).

Compared to the same period of the previous year, the most intense variation was registered in the Metropolitan Area of ​​Lisbon (10.3%) and the smallest in the Autonomous Region of the Azores (2.0%).

In the month under analysis, the median value of bank valuation of apartments was €1,385 /m2, having increased by 11.8% compared to October 2020 and 1.2% compared to the previous month.

The highest value was observed in the Algarve (1,674 euros/m2) and the lowest in the Alentejo (888 euros/m2), but it was the North region that presented the most expressive year-on-year growth (11.5%), while the Autonomous Region of the Azores registered the lowest (1.4%).

With regard to housing, the median value of the bank valuation was 1,010 euros/m2 in October, which represents an increase of 6.7% compared to the same month last year and a rise of 1.2% in jail.
