The capital has an average price of 1,161 euros - in the metropolitan area, the average was 1,017 euros. Inland cities continue to be the most accessible, according to the most recent study "Accessibility to Housing in Portugal" by Century 21 Portugal.
In terms of the evolution of rents between 2019 and 2022, the general trend was upward, with the exception of three district capitals in the interior – Bragança, Castelo Branco, and Beja – where the rent for a house of 90 m2 is currently lower, and Lisbon, where the rent for a 90m2 house is similar to that recorded in 2019. In the other cities, rents are higher than they were three years ago, most of which reflect increases from 80 euros to 120 euros per month.
The study concludes that the effort rate for renting exceeds 53% in the metropolitan areas of Lisbon and Porto, and 45% in Faro, in 2022. The effort rate increased in nine cities and another five are approaching the limit, "which justifies the conclusion that rents have increased in most cities", says the study.
